Join us this September for an IREM luncheon that dives into one of the most pressing challenges facing our industry today: insurance. Across the country, property managers, owners, and investors are feeling the impact of skyrocketing premiums, shrinking coverage options, and increasingly complex policy requirements. At this luncheon, we will explore why these changes are happening, what forces are driving the market, and how these shifts are shaping the future of insurance.

Our speakers will share valuable insights into current industry trends and offer practical guidance on how to navigate today’s environment with more confidence. You’ll also learn what to expect in the months ahead and how to prepare your properties and budgets for the challenges to come.

Meet our Speakers:

Jim Rhea- Nevada Insurance Agency Company

Jim Rhea joined Nevada Insurance Agency in 2007 and brings a wealth of experience and local insight to his work. A Carson City native and graduate of the University of Nevada, Jim is licensed in both Property & Casualty and Life & Health insurance.

He represents Nevada Insurance Agency, a family-owned business that has proudly served clients across the state since 1935. As an independent insurance agency, Nevada Insurance Agency is able to offer clients a wide range of options and personalized service, ensuring the right coverage to fit every need.

AND

Ryan Rusca - Amwins Brokerage

Ryan is currently a Vice President Commercial Excess & Surplus Lines Property Broker for Amwins Wholesale Insurance Brokerage. He started with Amwins in 2015 as a technical assistant with no prior insurance experience. Instead of working on another team, he set out and cold called agents during his first couple of years in the industry. In 2020, he became a coded broker focused on Earthquake, Flood, Builders Risk, Inland Marine, Wildfire, Parametric Insurance, and All Other Perils risks. His book of business is mostly made up of catastrophic perils policies, such as Wildfire, Earthquake, and Flood. Starting with $0, Ryan recently crossed $16MM in written premium LTM with an average premium size of $40,000.

In 2024, Ryan was ranked in the top 10 of his firm out of 700 brokers in primary flood policies written. He was number 1 on the West Coast, with the other 9 being in Florida, Louisiana, and Texas. He recently added two members to his team, and they are on pace to write over $20MM in premium over the next 12 months.

Ryan enjoys working in Surplus Lines Insurance because very rarely are two risks ever the same that come across his desk. He gets to see the bottom of the barrel risks that must be fit into one (or more) boxes. It’s challenging, often last minute, and seemingly impossible to place some of the risks, but that is what makes it the most fun.
