In this role, Mr. Devereux is responsible for developing the market narrative and sharing his analysis with industry professionals via reports, presentations, and videos. Prior to his work with CoStar, Mr. Devereux spent 7 years in a leadership role with Marcus & Millichap’s Research Services division. Pierson Souza is a Vice President within CBRE’s Debt and Structured Finance division based out of San Francisco. He specializes in the placement of aggressive capital for multifamily real estate assets. Mr. Souza possesses an intimate knowledge of Fannie Mae and Freddie Mac programs; his nuanced understanding of these products allows him to effectively structure creative, "out-of-the-box" transactions for his clients. Focusing on the private client space ($1–$25 million), Mr. Souza has become an in sourcing creative financing solutions to help his clients achieve their specific investment goals. Beyond agency debt, Mr. Souza leverages deep-rooted relationships with non-agency lenders—including banks, credit unions, life insurance companies, debt funds, and private lenders —to drive significant production volume and ensure optimal execution for complex deal structures. Mr. Souza earned undergraduate degrees in both Finance and Economics from the University of Nevada, Reno. Outside of the office, he is an avid outdoorsman who enjoys mountain biking, hiking, and skiing throughout the Tahoe Basin.
